We require a deposit equal to ½ of the rental fee at the time of booking with the balance due 60 days before occupancy between April 16 & December 15 and 75 days prior between December 16 and April 15 plus holiday weeks.
(For bookings longer than 2 weeks, full payment is required 90 days prior.)
Note: all refunds are subject to a $175.00 cancellation charge.
You will receive a full refund if you cancel before the 60, 75 or 90 day deadline, less our standard $175.00 cancellation fee.
Refunds after the deadline periods will be subject to the following conditions:
If we can re-rent the time you have booked, and we make every effort in this regard, you will also receive a full refund less the cancellation charge as indicated above.
If we are unsuccessful in re-renting your time period, you may re-book the accommodation on an imminent basis (within one month prior to your stay), using your earlier payment as credit.
As an alternative, you may also choose a vacation in one of our other locations on the same imminent basis. We want to be fair and want to avoid your losing your deposit if you must cancel your trip.
There will be no refunds on or after the date of arrival for any reason. If, throughout the stay, a problem is noted or develops, the renter has the responsibility to advise the owner so that remedial action can be taken as quickly as reasonably possible.
